Vancouver, Surrey Housing Market Review - September 2021

Detached - Housing MARKET UPDATE

       

The Real Estate Board of Greater Vancouver (REBGV) reports that residential total home sales in the region recorded at 3,149 in September 2021, a 13.6 per cent decrease from the 3,643 sales recorded in September 2020, and a 0.1 per cent decrease from the 3,152 homes sold in August 2021.

 

Last month’s sales were 20.8 per cent above the 10-year September sales average.

 

There were 5,171 detached, attached and apartment properties newly listed for sale on the Multiple Listing Service® (MLS®) in Metro Vancouver in September 2021. This represents a 19.2 per cent decrease compared to the 6,402 homes listed in September 2020 and a 28.2 per cent increase compared to August 2021 when 4,032 homes were listed.

 

September’s new listings were 1.2 per cent below the 10-year average for the month.

 

Fraser Valley Board reported a total of 1,866 property sales on its Multiple Listing Service® (MLS®) in September, a decrease of 10.6 per cent compared to August and a 16.4 per cent decrease compared to the same month last year.



Vancouver East - September 2021 Market Update

 

Sales in Vancouver-East recorded at 138 in the month of September 2021, which represents -19.3% % (decrease) compared to September 2020.

 

Total New Listing in Vancouver-East recorded at 185 in the month of September 2021, which indicates -37.1%, (decrease) compared to September 2020.

 

Average Sales Price in Vancouver-East recorded at $1,846,657 in the month of September 2021, which represents +10.7 % (increase) compared to September 2020.

 

Average Days on Market in Vancouver-East recorded at 29 days in the month of September t 2021, which represents +16.0% (increase) compared to September 2020.

 

Vancouver south - September 2021 Market Update

 

Sales in Vancouver-East recorded at 10 in the month of September 2021, which represents - 44.4% (decrease) compared to September 2020.

 

Total New Listing in Vancouver-East recorded at 17 in the month of September 2021, which indicates -34.6%, (decrease) compared to September 2020.

 

Average Sales Price in Vancouver-East recorded at $1,690,200 in the month of September 2021, which represents +10.9% increase compared to September 2020.

 

Average Days on Market in Vancouver-East recorded at 38 days in the month of September 2021, which represents -17.4% (decrease) compared to September 2020.

 

 

North Delta - September 2021 Market Update

 

Sales in North Delta recorded at 32 in the month of September 2021, which represents -44.8%, decrease compared to September 2020.

 

Total New Listing in North Delta recorded at 46 in the month of September 2021, which indicates -49.5%, decrease compared to September 2020.

 

Average Sale Price in North Delta recorded at $1,378,047 in the month of September 2021, which represents +32.8%, increase compared to September 2020.

 

Average Days on Market in North Delta recorded at 37 days in the month of September 2021, which represents +11.9%, increase compared to September 2020.

 

 

South - SURREY/ White Rock - September 2021 Market Update

 

Sales in South Surrey/White Rock recorded at 135 in the month of September 2021, which represents 0.0%, no change compared to September 2020.

 

Total New Listing in South Surrey/White Rock recorded at 209 in the month of September 2021, which indicates -19.3%, decrease compared to September 2020.

 

Average Sale Price in South Surrey/White Rock recorded at $1,843,404 in the month of September 2021, which represents +12.6%, increase compared to September 2020.

 

Average Days on Market in South Surrey/White Rock recorded at 37 days in the month of September 2021, which represents -11.9%, decrease compared to September 2020.

 

SURREY- NORTH – September 2021 Market Update

 

Sales in North Surrey recorded at 85 in the month of September 2021, which represents -19.8%, decrease compared to September 2020.

 

Total New Listing in North Surrey recorded at 98 in the month of September 2021, which indicates -40.6%, decrease compared to September 2020.

 

Average Sale Price in North Surrey recorded at $1,517,606 in the month of September 2021, which represents +36.1%, increase compared to September 2020.

 

Average Days on Market in North Surrey recorded at 30 days in the month of September 2021, which represents +15.4 %, increase compared to September 2020.

 

 City of SURREY Combined – September 2021 Market Update

 

Sales in City of Surrey Combined recorded at 404 in the month of September 2021, which represents -19.5%, decrease compared to September 2020.

 

Total New Listing in City of Surrey Combined recorded at 474 in the month of September 2021, which indicates -40.6% decrease compared to September 2020.

 

Average Sale Price in City of Surrey Combined recorded at $ 1,594,116 in the month of September 2021, which represents 36.1% increase compared to September 2020.
